untangle.ie is provided as a free reference tool for homeowners renovating in Ireland. By using it you agree to the terms below. They’re short and written in plain English on purpose.
What we provide
We provide cost estimates, planning guidance, grant information, quote analysis and renovation timelines based on public data and modelling. Everything on this site is for general guidance only.
What this isn’t
- Not a quote. Estimates are not a contract or an offer. Always obtain at least three written quotes from CIF- or CIRI-registered tradespeople with a current tax-clearance certificate from the Revenue Commissioners before committing to any work.
- Not legal or planning advice. The planning checker summarises exempted development under SI 600/2001 (the Planning and Development Regulations 2001, as amended), but the final word on planning belongs to your local planning authority. When in doubt, apply to the planning authority for a Section 5 declaration on whether the proposed work constitutes exempted development.
- Not financial advice. Grant eligibility is indicative only — final decisions rest with the scheme administrator (typically SEAI, your local authority, or the Department of Housing).
AI tools — important disclaimer
Two of our tools use an automated AI system (Anthropic’s Claude Sonnet 4.5) to generate a structured analysis from text, a document, or a single image: the AI quote-analysis feature on the quote-check page, and the Snapshot AI photo / property-listing tool.
- Not a quantity surveyor’s review. The AI quote-analysis tool is grounded in our calibrated Irish 2026 cost data (SCSI House Rebuilding Guide November 2025 and RIAI 2025 benchmarks) but it is not a substitute for a review by a chartered quantity surveyor (SCSI-registered QS). It is not legal advice, not professional indemnity insurance, and not a contractual recommendation to engage or reject any particular builder. AI outputs can be wrong — always cross-check against at least two further written quotes from CIF- or CIRI-registered contractors before signing anything.
- Not a building survey. The Snapshot tool (photo upload or property-listing URL) returns an AI-generated renovation cost band from a single image and limited metadata. It cannot see structural defects, rising or penetrating damp, electrical condition, drainage, asbestos, radon exposure, BER rating issues, or anything inside walls, floors or ceilings. Do not use it as the basis to buy, pass on, or make an offer for any property. Always commission a full structural survey from a chartered surveyor (SCSI or RICS) before committing to a property purchase.
- Not financial or investment advice. Nothing either tool produces should be treated as advice on whether a renovation, purchase or refurbishment is financially sensible. If you need that, talk to an independent financial adviser regulated by the Central Bank of Ireland.
- You control what you share. Both AI tools run only after you tick an explicit consent box. See our privacy policy for the full list of what gets transmitted, where it’s stored, and for how long.
Data sources
Estimates are derived from publicly available sources, including:
- SCSI House Rebuilding Guide (November 2025, with 2026 data) and RIAI cost benchmarks.
- Local authority planning registers (for example Dublin City Council, Cork City Council, Galway City Council).
- Publicly published Irish renovation cost guides, SEAI grant schemes, and contractor day-rates collected from current Irish trade sources.
We cite our methodology on the About page. Where the dataset is small, the calculator widens its confidence band rather than claiming false precision.
Liability
To the extent permitted by Irish law, we accept no liability for decisions made on the basis of the information on this site. You remain responsible for verifying any figure or rule before acting on it. Nothing in these terms limits liability for fraud or for death or personal injury caused by negligence, in line with the Consumer Rights Act 2022 and the Sale of Goods and Supply of Services Act 1980.
Acceptable use
You may use the tools as much as you like for personal and professional research. Please don’t scrape the site at volume, embed the calculators into commercial products without permission, or attempt to interfere with the service. If you’d like a commercial licence or API access, email admin@untangle.ie.
Changes to estimates
We update the data and the calculator regularly as new market evidence becomes available. Estimates seen today may differ tomorrow. Save or screenshot your result if you need a fixed reference point.
Governing law
These terms are governed by the laws of Ireland. Any dispute will be subject to the exclusive jurisdiction of the Irish courts.
