What "fair" means
A quote inside our typical band is right where most experienced Irish contractors sit. Above-band isn't automatically wrong — but a second quote almost always tightens the price.
Why suspiciously low matters
Builders bidding 30%+ below the budget tier usually leave something out (drainage, planning, snagging) — or come back later looking for "variations" once you're committed.
The single biggest red flag
A 50% upfront deposit. Industry-standard is 10–20% with stage payments tied to milestones. Walk away from anything bigger than 25%.
