The other four tools.
All free. No sign-up. Same Irish 2026 calibration as the calculator above — SCSI House Rebuilding Guide November 2025, RIAI 2025 cost benchmarks, current Irish trade day-rates.
Planning checker
Find out in plain English whether your project needs planning permission, a Section 5 declaration, or is covered by exempted development under SI 600/2001 — with the limits for extensions, attics, sheds and porches across every Irish local authority.
Grant finder
Tell us what you're doing and we'll show you which of the 16 Irish renovation schemes you could be eligible for — SEAI Better Energy Homes, One Stop Shop, Solar Electricity, the Vacant Property Refurbishment Grant, Croí Cónaithe and more — with amounts and how to apply.
Quote sanity check
Drop in a builder's number and find out whether it sits in the fair range, looks high, or is suspiciously low — with the questions to ask before you sign anything. Includes AI line-by-line review of the full quote document.
Timeline planner
A realistic week-by-week schedule — design, planning, BCMS commencement, build, snagging — anchored to a start date you choose, so you can see the move-back-in week before the first invoice arrives.
Why this exists
We don’t sell quotes, chase leads, or take a cut. This site exists because most of what you need to know is already public — it’s just buried in council planning portals, SEAI scheme PDFs, and SCSI / RIAI cost reports.
Our job is to read all of that, model it against Dublin, Cork, Galway and the rest of Ireland, and hand it back to you as one honest number, one clear answer, one realistic schedule. No account, no upsell, no follow-up calls.

The tools give a number. The guides explain the reasoning, the hidden costs, and where the AI is and isn’t safe to trust.

Can AI estimate an Irish renovation cost from a property photo?
We tested Claude Sonnet 4.5 against an SCSI-aligned QS on a real Dublin south-side semi. The seven Irish-specific hidden costs no AI can see.

More tools are being built.
A snag-list assistant for the final week, a Section 5 exempted-development walk-through with photos, and a retrofit planner that ties BER ratings to SEAI grant eligibility are next on the bench. They’ll appear here when they’re ready — never before.
A note on accuracy
Every estimate on untangle.ie is a starting point, not a quote. Local conditions, site access, ground conditions, contractor availability and the spec you choose will all move the final figure. Always get at least three written quotes from CIF- or CIRI-registered tradespeople with a current tax-clearance certificate before committing, and confirm planning and grant eligibility with the relevant local authority or SEAI.
