Founder background

The why behind the site.

untangle.ie was built after the founder watched too many friends and family members get burned by renovations — quotes that came in 60% over budget, builders that disappeared, BCAR surprises that wiped out the contingency, and AI estimation tools that hallucinated figures with no basis in published Irish cost data.

The site has one editorial standard: every number is traceable to a published source. SCSI, CSO COPI, Engineers Ireland, gov.ie grant pages, revenue.ie LCI guidance. No invented figures. No “based on a survey we did” with no audit trail. Where we use AI, the AI is given the published cost data as a hard floor before it generates anything.

The business model is editorial trust, not lead generation. We don’t sell user data, we don’t carry affiliate links, we don’t take sponsored placements. The site survives on self-funding and (eventually) modest sponsorship from qualified Irish financial-services partners who pay for brand association rather than user leads. If that fails, the site stays free anyway.

    Daft.ie operates Cloudflare bot protection that excludes consumer AI tools from accessing its listing data. MyHome.ie and Sherry FitzGerald do not. The asymmetry has consumer-impact implications and we've documented it openly.

  2. Story 2

    The mica defective-block crisis and AI cost estimation

    Donegal, Mayo, parts of Limerick and Clare have thousands of properties built with mica-contaminated blocks. No AI vision model can see the defect from a property listing photo. We have data on the cost variance.

    VAT confusion — 13.5% vs 23% in Irish renovations

    Roughly 3 in 10 Irish builder quotes apply VAT incorrectly. The 13.5% reduced rate on labour-plus-materials renovation is widely misunderstood. We can frame the consumer-protection angle.

    SEAI grant stacking — €70k+ of subsidy that goes unclaimed

    The combined Vacant Property Refurbishment Grant + Living City Initiative tax relief + full SEAI One Stop Shop stack can total €105k+ of public subsidy on a single property. Awareness is shockingly low.

    BCAR Assigned Certifier cost and the unintended consequence

    The 2014 Building Control Amendment Regulations imposed an Assigned Certifier requirement that adds €2,500–€6,500 to every planning-permitted Irish project. The unintended consequence: significant unauthorised works.
